This Saturday (December 5th) from 12-3pm, there will be a huge community open house at the McCormick Woods Golf Course community in Port Orchard. As many as 9 homes for sale in this gorgeous golfing community will be open on Saturday for your viewing.

Port Orchard, Gig Harbor’s nearest neighbor to the north, just experienced a great community project. The entire downtown received a facelift, and it was all done by volunteers. From McClendon Hardware donating 4000 gallons of paint (yikes!) to contractors donating their time to citizens coming out and doing the work! What a great way to show community spirit.

The Home Builders Association of Kitsap County will be holding their annual Parade of Homes this upcoming weekend, August 1 and 2. This is a great event where folks looking for ideas for building or remodelling their homes can tour 9 distinguished homes and talk with the builders. If you are thinking of building or remodelling your home in the Gig Harbor or Port Orchard areas, you’ll want to take a look at the 2009 Parade of Homes.
I’m excited that one of my listings has been chosen to be featured in this year’s event. The home that I have for sale on Siler Lane, built by Choice Construction, will be participating in the parade. I’ll be there on Saturday to meet with folks who are interested in this amazing home. I won’t know times until tomorrow afternoon, so check back!

I have just listed a second home in the brand new community of Sunrise View Estates in Manchester. We now have two homes listed that are very similar, and both truly amazing. When you look at as many homes for sale each day as I do, it gets harder and harder to really impress me. These two homes in Port Orchard’s Manchester area both impress me. New construction, views of the Puget Sound and the Seattle Skyline, 1-level homes with bonus rooms above the garage, and quality workmanship that isn’t found in too many homes anymore.
The prices on these homes are mind boggling. If you’re a buyer, good for you! Two other homes have sold on either side of my listings, and they’re nearly identical homes. The first sold for over $600k and the second for just over $500k. We’re offering these two homes at $469,950 and $479,950! The second is a touch larger and has a bit better view of Seattle.
These homes are just minutes from the Southworth Ferry, so if you or someone you know works in Seattle but wants a nice, affordable home, these are great options. They’re about 25 minutes from Gig Harbor, and about the same to the Bremerton Naval Yard, giving them a nice location. If you know of someone who would love to be in a brand new home with views of Seattle and the Sound, please pass this information on to them or give me a call.

I love ABC’s Extreme Home Makeover. I am impressed at how quickly the homes are built. I’m impressed with the quality with which they’re built. I’m inspired by the number of folks who volunteer to make it all happen. I usually end up in tears at the stories of the families that have been helped. In late ‘05, Ty Pennington and his crew came to Port Orchard to assist a family whose home had been taken over by black mold. The 11 year old girl who pestered folks until ABC showed up is one of the neatest kids you’ll ever see. Watching her reaction as she walked into her new home and saw that the show had illustrated and published her book was pretty amazing. I only get to see what they show on TV, but from what they showed, she’s the type of girl I want my 14-month old to be in 10 years. You can watch the 2-hour episode here.
Well, sadly life happens and people move on, and this amazing luxury home in Port Orchard (it’s got a Port Orchard address, but it’s about 3 miles from my office in Gig Harbor) is now for sale. I’ve never seen such a unique home. If you’re looking for a one-of-a-kind home in Port Orchard (or Gig Harbor for that matter), you have to check this one out. If you’ve ever watched the show, you know that they go all out, and if you want to buy a home that has all the newest and best technology, this is your house. My thoughts immediately go to the new Franciscan hospital being built in north Gig Harbor…if I was a doctor relocating to Port Orchard or relocating to Gig Harbor, and wanted to buy a totally unique, luxury home, I’d jump on this. It’s less than 5 minutes from the new Gig Harbor hospital!
I couldn’t even begin to highlight all of the features included in this home, from top of the line air systems to sound systems that will blow you away, from Kraftmaid cabinets to Jenn-Aire appliances, even a TV in the mirror of the master bath! You can view all of the home’s details on this site.
What do I find most intriguing about this home? The price. This is a 3000+sf home on nearly 4.5 acres just minutes from the booming north Gig Harbor (YMCA, Costco, Target, hospital, etc) with finishing features that I can’t even begin to describe. My first thought is that we’d be at about $750k. When I realized that not everybody would be as thrilled about a home that was built on national TV by now celebrities (Ty and the gang), and I really thought about just the home, I thought maybe $650k. Try $575,000! No joke! A Gig Harbor (okay, Port Orchard) home on acreage, nearly new construction, top of the line everything, for under $600k? I told my wife it’s a good thing we just bought a home last year, or else we’d be putting in an offer on this one. I’m just amazed at what this home is being offered for. Not only is it an amazing house, but I believe it’s got to be one of the best home values in the Port Orchard/Gig Harbor areas. If you’re looking for a nice home for sale in Port Orchard, or Olalla, or Gig Harbor, give me a call. You’ve got to take a look at this one!

I just listed a beautiful new construction view home in the Manchester neighborhood of Port Orchard. Built by Chris Jewell of Custom Structures, this 2800+ square foot home is one of the few homes that I’ve been in recently that really took my breath away. Seeing as many homes as I do, I grow tired of seeing “Granite counters, stainless appliances, and hardwood floors.” Chris took the mundane and blew it away, creating a true masterpiece on a gorgeous lot. If you work in Seattle but can’t afford King County prices or you love Gig Harbor but want a view you can afford, you’ll want to check this out. Minutes from the Southworth ferry, and an easy commute down HWY 16 to Gig Harbor (also an easy shot north to Bremerton), this view home will appeal to folks in many stages of life.

I had a conversation with some folks the other day about the areas surrounding Gig Harbor. They had heard that Fox Island was nice, but it seemed so expensive and a bit far out. When I mentioned Port Orchard, they gave me a bit of a blank stare, having never considered it before.
When I think of Port Orchard, and real estate in Port Orchard in particular, here are a few of the things that I think are advantageous. I’d love to hear any of your thoughts if you’ve ever bought or sold (or thought of buying or selling) a home in Port Orchard.
- Price: Port Orchard home prices are going to be lower than Gig Harbor generally.
- Taxes: Taxes in Kitsap County are going to be less than Pierce for the most part.
- Accessibility: With all of the growth in North Gig Harbor, Port Orchard is now closer to many amenities than many of the outlying areas of Gig Harbor. Plus, you have the ferry from Port Orchard to Seattle if you’re looking to commute that way.
- Views: Like much of Gig Harbor, Port Orchard is loaded with view homes. There are some gorgeous view homes for sale in Port Orchard for around $500k that would be well over that were they in Gig Harbor. I can send you specifics if you’d like!
